All Sellers need to be listed. If only one seller, leave this field blank. If more than 2 Sellers, list additional Sellers in the additional field at the end. In Kansas, a spouse has ownership even if not on the deed. Closing agent needs verification on Divorced and Deceased owners.
Buyers Name needs to be exactly as it appears on government issued ID to avoid problems in the future such as getting a loan or selling the property. If spelling is not known, type Unknown.

Cash or Loan(Required)
Sellers need either a preapproval letter from a Lender or a verificaiton of funds from a Bank Officer. For cash offers, enter a banker's name. If unknow or undecided, enter that here.
Sometimes, Sellers will pay for some of Buyers' Closing Cost instead of dropping their price. This helps Buyers finance their closing costs. If no help for closing costs is requested by buyer, just leave this field blank or enter none.
This amount will come from your lender.
Earnest Money is money that Buyers put on deposit to entice Sellers to sign a contract. If the Buyers back out, Sellers get the Earnest Money. If Sellers back out, Buyers get Earnest money. Regardless of who gets the Earnest Money, both parties are responsible for their own bills. The higher the Earnest Money, the better the Buyers look financially. If no earnest money, type none.

Earnest Money needs to come from a bank account to be verified and needs to have a paper trail using a check, cashier's check or money order.
Who pays Title Insurance?(Required)
Typically, Sellers and Buyers split the Owners Policty of Title Insurance equally. Title Insurance is when a company guarantees there is a clean title. A clean title means there are not liens or judgements against the sellers or buyers of a property that could affect the transfer. Lenders will not loan money without title insurance. Buyers will pay for Lender's Policy.
Who pays for Closing Agent's Fee?(Required)
The Closing Company charges a fee to organize the paperwork, collect payoff information and distribute the money. Typically, this fee is split equally but can be negotiated.

Normally, it takes 30 -60 days to close. There are a lot of factors that speed up or delay closing. Either enter a date or approximate number of days for desired closing.
Does Buyer have to sell first?(Required)
Can the Buyers afford to own two homes or does the current home have to be closed on first before closing on the second one. If Buyers' home is currently under contract, make that comment below in the additional field.
Personal Property are things that are NOT attached to the property. For example, a portable dog kennel is personal property and can be removed unless a stake is in the ground attaching it to the property. Bar Stools and appliances are sometimes requested as part of the sale. Plants that last only a year are personal property like Tomato Plants; however, plants that come back every year are part of the property and must stay with the property unless noted such as strawberry plants. Landscape such as rocks are considered to stay with the property unless noted here. Write all verbal agreements down with details.
Put either none or the details of what needs clarified. All verbal agreements need written down to avoid misunderstandings. For example, if the gate will be fixed by seller, it needs written down with all the details or it cannot be enforced.
How much are Sellers willing to pay that may be required by a lender, appraiser or home inspector? The loan will not go thru unless certain repairs are complete. Sometimes, Buyers will pay for those repairs. Note that in the comments below. If seller is not paying for repairs, enter 0 in this field.
